Glentress Forest Lodges Reception and Facilities Building, Glentress
Working from a set of approved planning drawings Border Architects developed a scheme to accommodate a reception, WC and shower facilities, storage and wash-up amenities. A good working relationship with the Building Standards Department meant we were able to gain all the necessary approvals in as short a time as possible allowing the development to start trading earlier than anticipated.

Bogsbank Road, West Linton
Having inherited a scheme that required alteration, we amended the planning approval for the three storey house and sought Building Warrant Approval for its construction. The house is built using insulated concrete forms rendered on the outside and partially clad in natural stone and timber. The roof is a series of SIP's (structural Insulated Panels) and the windows and glazed link have a very high thermal efficiency. The result is a house with a very contemporary look, one that has inherently good 'eco' credentials and as a result will cost very little to run.

Marion and Anne wanted additional space for friends and family to stay and to alter the internal layout to make it easier to live in as they grew older and their needs changed. Taking account of the budget and working closely with them, Border Architects developed a scheme which added two bedrooms, a large accessible bathroom and plenty of storage.

The existing cottage had, over the years ceased to serve its inhabitants needs. Following the development of a comprehensive brief, we proposed a two storey rear extension accommodating a modern kitchen, utility room, wet room, dining room, library area and upper floor play room. Involving the builder at the early stages of the design allowed us to compare the relative costs of some of the proposed building elements and make the most of the available budget. When complete the extension will allow the house to serve its inhabitants in a far more comfortable and flexible environment.

The existing conservatory was to be replaced with a single storey rear extension giving access to the garden via a decked area. The brief included the requirement to bring as much light into the new kitchen extension as possible and maintain the great views of the garden that the existing conservatory permitted. Careful detailing and specification allowed us to maximize the amount of glazing in the extension whilst keeping the cost to a minimum. The inclusion of corner folding sliding doors means that the kitchen can be opened out into the garden on hot summer days.
